A Canadian's Guide to Buying Investment Property in the United States
A step-by-step guide for Canadians buying U.S. investment property: choosing a market, holding title in an LLC, financing, taxes and building a local team.

Buying an income property across the border is not complicated once you see the whole map. This guide lays out the sequence Canadian investors actually follow.
1. Pick the market before the property
Cash flow lives at the market level. Job growth, landlord-friendly law, property taxes, insurance costs and rent-to-price ratios vary enormously between states. Sun Belt metros with in-migration tend to reward buy-and-hold investors; some coastal markets look glamorous but bleed cash. Choose the metro, then the neighborhood, then the door.
2. Decide how you will hold title
Most foreign investors buy through a U.S. LLC. It separates the asset from your personal name, simplifies multi-partner ownership, and can help with liability and estate planning. Your accountant will help decide whether the LLC should be treated as a disregarded entity or taxed differently given your situation.
3. Line up financing early
You do not need to pay all cash. Several U.S. lenders write "foreign national" mortgages, typically expecting 30–40% down, a reserve, and documentation of income and assets. Getting pre-qualified tells you your real budget before you fall in love with a listing.
4. Plan the tax picture on both sides
You will file a U.S. return for U.S.-source rental income, and the Canada–U.S. tax treaty generally prevents double taxation via foreign tax credits. On sale, FIRPTA withholding applies — plan for it rather than being surprised by it. Good cross-border accounting is not optional; it is the cheapest insurance you will buy.
5. Build the local team
An agent who works with investors, a property manager, an insurance broker, a closing attorney or title company, and a cross-border accountant. With that bench in place, you can own U.S. property from anywhere in Canada.
